Home Buyer Survey
A lender will almost always insist on a basic survey of the property to ensure that the value of the property is enough to cover the loan should the borrower default. This is known as a valuation report.
Most buyers opt to pay for a slightly more detailed survey known as a Home Buyers' Survey which looks at the structure of the property in more depth.
A full structural survey, which is more detailed still, is advisable for older properties.
Home Information Pack (HIP)
The government requires anyone selling a home with three or more bedrooms to provide a home information pack to potential purchasers. The pack must contain title deeds, local searches and an energy performance certificate.
Household Contents Insurance
Covers your personal belongings and household possessions against loss or damage. This includes furniture, domestic equipment, electrical appliances, furnishing, clothing, food and drink, some valuables and cash up to a certain limit.
